A Home Inspection is an essential step in the process of buying a home. Inspections are typically done after a purchase offer has been submitted. In fact, many purchase offers are submitted “contingent on a Home Inspection.”
This contingency affords the buyer an opportunity to renegotiate or outright cancel the deal based on significant findings in the Home Inspection Report.
Home Inspections in New York State must meet or exceed the New York State Standards of Practice for Home Inspectors, a nearly 5,000 word document that sets forth the guidelines for Home Inspections.
Amongst other things, these guidelines set forth the nine systems of the house that must be inspected as part of a Home Inspection, which are;
- Site (Landscape)
- Structural (including Basement or Crawlspace)
- Exterior
- Roof
- Plumbing
- Electrical
- HVAC (including fireplaces)
- Interior
- Attic (including Insulation and Ventilation)
Obviously, there’s a lot to learn about that home and you can’t possibly do it in one or two visits there with your buyer’s agent watching over you like a hawk. You need an Independent Licensed Home Inspector to assess the conditions present before you buy. It just makes sense to find out as much as you can about the home before you sign your name on the dotted line for the next 30 years.
One of my Home Inspection Reports is typically 20-30 pages long, chock full of information, notes on defects that exist or upgrades that can be made, along with photographs, and it costs a mere fraction of what you’re going to pay over the course of the next thirty years towards the mortgage.
